Fair question. Lower quotes usually mean lower-grade steel, M-sand instead of river sand, M20 concrete instead of M25+, and no independent quality oversight. At Hams, our Standard package uses Shree / Radha TMT steel, Ultratech cement, M25+ concrete mix for all structural members, and river sand throughout — because that’s what a home that lasts decades actually needs. We’d rather explain our price upfront than justify failures later.

River sand has superior workability, better particle gradation, and produces smoother finishes — especially for plastering. While M-sand is cost-effective and structurally acceptable, we believe river sand delivers a noticeably better result in wall finishing and long-term surface quality. It’s one of those choices that clients don’t see in the quote but feel every day they live in the house.

Each package includes a per-sqft material budget for finish items like floor tiles, granite, bathroom fittings, and doors. You pick whatever you like from our approved vendor catalogue within that budget. Want something higher-end? You simply pay the difference on that specific line item — nothing else in your package price changes. Our Technical Consultant will walk you through the full selection at our showroom.
The package rate covers the complete structural, civil, and finish scope as listed in this comparison. Items outside the standard scope — like compound walls, borewell, GHMC approval fees, or interior modular furniture — are separately listed as optional add-ons. Before any work starts, you receive a fully itemised quotation with every line item, brand, quantity, and unit rate spelled out. No surprises mid-project.
Both use M25+ concrete and river sand — structural quality is identical. The difference is in finish brands and aesthetics: Plus moves you to Jindal Panther / SAIL steel, AAC blocks instead of red bricks (better thermal insulation, less dead weight), higher tile and granite budgets, better door thickness, and 3D renders during design. If you’re building to live in long-term rather than just meeting code, Plus is usually worth the step up.

Structural and waterproofing warranties range from 1 year (Standard) to 5 years (Pro Plus), and they’re documented in your construction contract — not just a verbal commitment. Post-handover support periods range from 3 to 24 months depending on your package. If something goes wrong within the warranty period, you have a written, signed agreement to stand behind.
